TRUSTEE'S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated October 24, 2008, and duly recorded in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Deed of Trust Book 2251, at Page 415, Brian W. Sanders and Tessa D. Wilson did convey unto Nicholas W. Johnson and Susan L. Petrella, Trustees, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk's Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Cabell County Courthouse, in Huntington, West Virginia, on Thursday, May 3, 2018, at 1:06 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Guyandotte District, Cabell County, West Virginia, and more particularly described as follows: All that certain parcel of land situated near the City of Huntington in Guyandotte District, Cabell County, State of West Virginia and being all of Lot 8 and the southerly 30.00 feet of Lot 7, Section "B" Chevy Chase Subdivision, and 7851.8103 square feet of an adjacent parcel and being more particularly bounded and described as follows: BEGINNING at an iron pin set at the northeast corner of the property herein conveyed, which point is on the western right of way line of Norwood Road and is distant from the division line between Lot 7 and Lot 8, N. 06 23' 00" E. 30.00 feet; thence with the said right of way line S. 06 23' 00" W. 30.00 feet to the said division line between Lot 7 and Lot 8; thence continuing with the said right of way line S. 06 23' 00" W. 39.04 feet to the southwest corner of Lot 8; thence continuing with said right of way line S. 06 23' 00" W. 98.54 feet for a total distance of 167.58 feet to an iron pin set; thence leaving said right of way line and with the following two courses and distances; N. 78 03' 09" W. 108.34 feet; thence N. 04 00' 12" E. 45.59 feet which severs the original 1.8 acre, more or less, parent tract to a point on the exterior line of the Chevy Chase Subdivision at the common corner of Lot 8 and Lot 9, Section"B"; thence with the exterior line of said Lot 8 N. 04 00' 12" E. 81.60 feet to the division line between Lot 8 and Lot 7; thence with the exterior line of Lot 7 N. 04 00' 12" E. 30.03 feet to an iron pin set; thence leaving the exterior line of Lot 7 and with a line severing Lot 7 S. 83 37' 00" E. 114.38 feet to the placing of beginning, containing 18,016.7851 square feet (0.4136 acre). At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 3717 Norwood Road, Huntington, WV 25705. AND BEING the same real estate which was conveyed to Brian W. Sanders and Tessa D. Wilson by Deed dated October 20, 2008, from Jackie D. Cantler, II and Ashley B. Verbage, now known as Ashley B. Cantley, and recorded in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Deed Book 1194, at Page 265. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in "AS IS" condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
